We live in most prosperous times
the
best and most promising for us and our children in the country's history.
The Stock Market has been good to us, and
the Real Estate Market has been very good to us, especially in areas such as
Ponte
Vedra Beach.
Success stories abound and are, quite
frankly, sometimes hard to fathom. I have a few recent experiences I will share with you.
In the fall of 1998, an investor sold an
oceanfront lot in Ponte Vedra Beach for $1,250,000. He had purchased the property 3 years
earlier for $750,000. A profit of $500,000 in three years. That's most impressive, but
listen to this: An investor closed on a Ponte Vedra Beach oceanfront lot in the spring of
1999 for $1,650,000. He purchased it about 18 months previously for $825,000. He exactly
doubled his money, realizing a profit of $825,000 in one and one-half years.
A couple came to me in 1995. They had a
contract on a lot in Virginia for $300,000 for which they paid $20,000 when they purchased
it. I found them a house in Sawgrass Country Club for $300,000. They took advantage of the
1031 Like-Kind Tax Free Exchange, paid no taxes on their $280,000 profit and today their
house is worth more than $800,000. A $680,000 appreciation on a $20,000 investment. Not
too shabby. This couple has transacted around 20 properties with me since the mid-1990s. All of
the buys have been very good investments. On just three of them combined, they
realized more than $1,000,000 appreciation in about 3 1/2 to 4 years.
I, myself, have not done badly, either. One
excellent purchase I made: In 1994, I purchased an efficiency condo at the ocean in
Sawgrass Country Club for $56,000 which included an equity membership in the Club. Today
the condo is valued at $150,000, plus the equity membership is currently valued at
more than $30,000. $56,000 parlayed into $180,000. Not too shabby, either.
Of course, like any kind of investment, you
can lose, too. Therefore, it is imperative that you make real estate investment purchases
based on very good information and guidance. I pride myself on being a very capable,
experienced real estate broker-salesman, specializing in the Ponte Vedra Beach market
since 1987. I know the market and the opportunities it offers. I use the very latest
